We at Holborn are proud to celebrate the ribbon-cutting for Little Mountain Neighbourhood House’s new home at 167 E. 36th Ave., anticipated to open its doors early fall 2026.
The two-floor space sits within a City-owned building developed as part of our Little Mountain masterplan, bringing together 48 affordable housing units and community services under one roof. The affordable housing component will be operated by S.U.C.C.E.S.S. Affordable Housing Society, offering a mix of studio, one-, two- and three-bedroom units for a range of incomes and household sizes, including accessible and family-sized homes.
The ribbon cutting also marks the unveiling of the Plaza, a new outdoor gathering space at the heart of the development, anchored by an art installation from renowned Musqueam artist Susan Point.
“The Riley Park neighbourhood is home to many young families, making access to affordable housing, childcare and community services especially important,” said Vancouver Mayor Ken Sim, who noted the project supports the community for years to come.
Little Mountain Neighbourhood House has been a cornerstone of the community since 1978, when it opened as a local storefront staffed by three people and a handful of committed volunteers. Today, the organization supports nearly 5,000 individuals annually, from newcomer families to seniors to the youngest children in licensed childcare.
While Little Mountain Neighbourhood House was not historically located on the Little Mountain site itself, its ties to the community run deep. The organization operated nearby for decades, with its longtime office at 3981 Main St, and residents of the original Little Mountain housing site were directly involved in founding both Little Mountain Neighbourhood House and the Riley Park Community Centre. This new location marks the first time the organization is physically situated within Little Mountain and brings its decades of work full circle.
For Holborn, the partnership reflects a core goal of the masterplan: building a neighbourhood where people don’t just live, but belong. Putting housing and essential community services side by side, in the same building, is central to that vision.

At the heart of the development, a new outdoor Plaza overseen by the Vancouver Board of Parks and Recreation has taken shape. Holborn designed the space as a natural extension of the neighbourhood house itself, giving residents and neighbours a place to pause, meet, and build everyday connections. At its centre is a new art piece by Susan Point, whose work honours the shared, unceded traditional territory of three nations: the xʷməθkʷəy̓əm (Musqueam), Sḵwx̱wú7mesh Úxwumixw (Squamish Nation), and səlilwətaɬ (Tsleil-Waututh) Nations on whose territory Little Mountain sits.
The building housing Little Mountain Neighbourhood House also includes 48 affordable housing units on its upper floors, a City-owned building constructed by Holborn Properties as a community amenity contribution under the Little Mountain rezoning. It’s one of the clearest examples yet of how our masterplan brings housing and community infrastructure together under one roof, made possible through partnership between the City of Vancouver, the Province of B.C., and Holborn.
With the delivery of these homes, we have now completed a total of 163 non-market housing units at Little Mountain, with another 119 homes scheduled for completion this fall before any of our market condominium projects are delivered.
This project represents a significant investment in the future of the community. As part of the Little Mountain rezoning, Holborn constructed the building as a community amenity contribution valued at $26.7 million, in addition to contributing land valued at more than $20 million.
The City of Vancouver also provided approximately $14.5 million in capital funding toward construction, while the Province of British Columbia contributed $2 million specifically toward the new neighbourhood house.
This is a milestone for us at Holborn as an important step toward an inclusive neighbourhood with diverse housing options for families of all income levels.
